Playa del Carmen is the most established of our destinations — a real town with schools, hospitals, supermarkets, and Cancún's airport under an hour away. It's where a lot of families choose to live full-time, not just visit.

Move in now, not someday

Unlike the frontier coast to the south, you don't wait years for services here. Gated communities, paved streets, water, power, and fiber are already in place. You can close and move in.

What's available

Inventory runs from lots inside masterplanned communities to finished homes. Tierra Madre is the project we know best here — a walkable, gated community set in the jungle a few minutes from the beach, built around family life rather than rental yield.

Owning and the fideicomiso

Playa is inside the restricted zone, so foreign owners use a fideicomiso. Inside established developments the title is typically clean and straightforward — but a notario still reviews everything before closing. That part never changes, wherever you buy.

Playa del Carmen is for people building a life in Mexico now — year-round living, kids in school, family coming through. It trades the frontier romance of the south for the things that make daily life easy.
