A region, not a single beach

Costa Maya is the name for the whole southern coast around Mahahual — a long, low-density shoreline running down toward the Belize border, with the Sian Ka'an biosphere anchoring its northern edge. Mahahual is its town; most of the rest is still open.

Why the region matters

Buying the region rather than a single lot means thinking in terms of access, conservation, and pace. New road and rail connections are arriving, but environmental limits and sheer distance keep density low — which is exactly what protects the character over time.

What's available

Inventory ranges from raw beachfront to large inland parcels suited to small hospitality. Fully-serviced, institutional-grade land is scarce; most of what's worth owning needs a clear read on title and a plan for services.

Owning here as a foreigner

Like the rest of the coast, Costa Maya is inside the restricted zone, so foreign ownership runs through a fideicomiso. Ejido-origin land is common, which makes the chain of title matter more here than almost anywhere — confirm it with an independent notario before you commit.
